What is happening in the Birmingham housing market? The latest numbers show a market that is more nuanced than a simple buyers' or sellers' market label. Sales activity, inventory and pricing are moving differently, and the right interpretation depends on the specific city, neighborhood and price range.
Birmingham-Area Housing Market Snapshot
Greater Alabama MLS data tracked through the summer of 2026 shows a gradual shift toward more balanced conditions. In July 2026, Birmingham-area closed sales totaled 1,319, down 1.9% from July 2025. The median sales price was $326,500, up 0.5% year over year, while active listings increased 7.7% year over year. Inventory stood at approximately 3.3 months of supply.
Jason's tracking of the Birmingham-area market shows units sold were down approximately 2.5% from January through August 2026 compared with the same period in 2025. August unit sales were approximately 15% lower year over year, while total sold volume was approximately 1% higher year to date. That combination matters because fewer transactions do not necessarily mean lower total dollar volume.
What Is Happening With Prices?
Price performance varies substantially by location. A citywide or metro-wide number should not be used to price a specific home without looking at comparable properties in the same market area. Recent Birmingham-area data illustrates why: pricing can remain relatively firm even while the number of closed transactions changes.
What Does More Inventory Mean for Buyers?
More available homes can give buyers more choices and more opportunities to compare properties. It can also reduce the need to make an immediate decision simply because inventory is scarce. However, desirable homes that are correctly priced can still attract strong interest.
If you are buying, compare the individual property's condition, recent comparable sales, days on market, price history and competition. Search current Birmingham-area homes or learn about the buying process.
What Does the Market Mean for Sellers?
Sellers should pay close attention to competing inventory and recent closed sales. In a market with more choices for buyers, an aggressive asking price can cause a home to sit while better-positioned listings attract attention.
Pricing should account for the property's location, condition, improvements, size, lot, recent comparable sales and competing listings. Request a property valuation or learn about selling a Birmingham home.
Alabama Market Context
The Alabama Association of REALTORS August 2026 report showed 6,680 statewide home sales, up 10.6% from August 2025. The statewide median sales price was $277,750, up 18.8% year over year, while active listings increased 7.5%. Statewide numbers provide useful context, but Birmingham-area decisions should be based on local data.
How I Use Market Data With Buyers and Sellers
I look beyond a single headline number. For a buyer, the goal is to understand how much competition exists for the specific homes being considered and whether the asking price is supported by recent sales. For a seller, the goal is to understand what buyers can choose from and how the property should be positioned against those competing homes.
