For some buyers, the location may be one of Riverwalk Village's biggest advantages. You are not trading convenience for new construction. The community is positioned close to restaurants, shopping, healthcare, the Riverchase area, the Galleria and I-65.

Current Signature Homes information places the community in the mid-$300,000s and higher depending on the floor plan, homesite and selections. Current listings also show larger Riverwalk Village townhomes priced in the $400,000s.

For example, a currently marketed Wilton plan is listed at $475,000 with approximately 2,241 square feet, four bedrooms and a two-car garage. The exact price of a new home will depend on the specific homesite, floor plan, upgrades and other selections.

Important: Buyers should compare the final purchase price, not simply the advertised starting price. Upgrades, lot location, closing costs, HOA dues, taxes, insurance and financing terms all affect the actual monthly cost.

What is the HOA fee at Riverwalk Village?

The current HOA fee is $335 per month. According to the Riverwalk Village builder's agent, the $335 monthly dues include:

Internet service covers the standard internet provided through the association. Any video services, cable, upgraded internet packages or increased internet speeds are paid directly by the homeowner to the service provider.

For buyers comparing Riverwalk Village with other townhome communities, the $335 monthly HOA is an important part of the overall cost comparison. A lower purchase price does not necessarily mean a lower monthly cost if HOA fees, taxes, insurance or maintenance responsibilities differ.

Will Riverwalk Village have homes with lake views?

Potentially, and this is one of the features I think buyers should pay close attention to. The Riverwalk Village site plan shows homesites positioned around the community's lake, including future residential areas near the water.

That means buyers may have an opportunity to purchase a home with a view toward the lake or open green space. However, buyers should evaluate the specific homesite rather than assuming every home will have a lake view. Future landscaping, grading, additional construction and the exact position of neighboring homes can affect what a particular home actually sees.

For a buyer who values a scenic setting, I would specifically compare the available homesites around the lake rather than choosing a floor plan alone.

What schools serve Riverwalk Village?

Riverwalk Village is currently marketed as being zoned for Riverchase Elementary, Berry Middle School and Spain Park High School. Current MLS listings also identify Spain Park High School as the high school assignment.

School assignments can change, so buyers should independently verify the school assignment for the specific address and homesite with Hoover City Schools before making a purchase decision.

How convenient is Riverwalk Village?

This is one area where Riverwalk Village may have a meaningful advantage over some other new-construction communities in Hoover.

The community is positioned in Riverchase, giving residents relatively convenient access to restaurants, shopping, healthcare, the Galleria area and I-65. For buyers who commute, travel frequently or simply want more options close to home, that location may be more important than having a larger lot or being farther from established development.

Riverwalk Village vs. Everlee: Which is better?

Riverwalk Village and Everlee are worth comparing because both offer new-construction attached homes and appeal to buyers looking for a lower-maintenance alternative to a traditional detached house. They are also both Signature Homes communities in Hoover.

Signature Homes currently describes Everlee as a ten-year master-planned community with modern townhomes, single-family homes, active-adult housing and other residential options. The community also has a commercial district planned at its entrance.

Is Riverwalk Village a good option for first-time buyers?

It could be. The attached-home format, new construction and pricing in the $300,000s give buyers an opportunity to purchase a new home in Hoover without necessarily moving into the price range of many larger detached homes.

First-time buyers should focus on the complete monthly payment, including the $335 HOA, property taxes, homeowners insurance, mortgage payment and any additional costs associated with the specific home.

Is Riverwalk Village a good option for downsizers?

It may be. Buyers who want to remain in Hoover but reduce exterior maintenance may find the attached-home format appealing. The location also provides access to established shopping, dining and healthcare rather than requiring a move farther away from central Hoover.

Downsizers should pay close attention to stair configuration, bedroom placement, storage, garage size and long-term accessibility when comparing the available floor plans.

Can buyers customize a Riverwalk Village home?

Buyers should ask Signature Homes about the current design-selection process, included features, upgrade packages and deadlines for selections. What can be changed may depend on how far construction has progressed.

If you are comparing homes that are already under construction with homes that have not yet started, the ability to customize can be an important factor in deciding which homesite makes the most sense.

Important Riverwalk Village HOA and CCR Considerations

The Riverwalk Village Covenants, Conditions and Restrictions are an important part of the purchase decision. The CCRs address leasing, exterior improvements, maintenance responsibilities and the association's ability to levy assessments. Buyers should review the complete governing documents before purchasing.

Rental restrictions

Buyers considering Riverwalk Village as an investment property should understand the community's leasing restrictions. The CCRs generally require residential leases to be for at least six months and prohibit short-term rental arrangements. If rental flexibility is important to you, review the current declaration and rules carefully before purchasing.

Architectural and exterior improvement restrictions

Riverwalk Village has architectural standards administered through an Architectural Review Committee. The CCRs require approval for certain exterior improvements, including landscaping, fences, patios, decks and other changes to the property. My take on Riverwalk Village

After visiting the community, I think Riverwalk Village deserves attention from buyers who want new construction but do not want to give up the convenience of established Hoover.

The location is a major differentiator. Buyers who value quick access to restaurants, shopping, the Galleria and I-65 may prefer Riverwalk Village over a community that is farther from those amenities.

I also think buyers should pay close attention to the lake. The development plan shows residential homesites around the lake, which could create some particularly attractive locations within the community. If a lake or open-space view is important to you, the homesite may be just as important as the floor plan.

Riverwalk Village and Everlee are not identical communities, even though both offer attached homes by Signature Homes. Everlee offers a much larger master-planned environment and an extensive amenity package. Riverwalk Village offers a more focused community with a convenient Riverchase location and its own planned amenity center.
